Albany Tennis Park
The Issue
The client wanted to understand the life expectancy and maintenance requirements of the buildings, external courts and associated infrastructure at the tennis park to help them proactively manage the maintenance and facilitate prudent financial planning to be able to fund the forecast works when they are needed.
The Solution
We carried out a visual (non-invasive) survey of the internals and externals of the main building and all the external grounds, courts, roadway, carpark, footpaths, fencing, etc and recorded the current condition of each element. We used a drone to survey the key details of the roof and the roof-top plant, to avoid the need to gain access on to the roof.
We produced a comprehensive schedule of condition, demonstrating the current condition of all the internal and external building elements and forecast the maintenance work required to each element within the next 10 years. We partnered with a Chartered Building Services Engineer who surveyed and reported on the electrical, plumbing, drainage, HVAC, fire alarms, sprinklers, lift, security and access control systems and forecast the maintenance required to each of those systems within the next 10 years.
The Engineer estimated the present-day cost of the maintenance to the building services, and we worked with an independent Quantity Surveyor to measure the quantities and estimate the costs of all the maintenance work we had identified internally and externally to the main building and to the rest of the site and grounds.
Our report provided an executive summary highlighting the costs for years 1, 2-5 and 6-10.
