Body Corporate Long-Term Maintenance Plans

The Issue

To ensure compliance with the Unit Titles Act 2011 and the Unit Titles (Strengthening Body Corporate Governance and Other Matters) Amendment Act 2022, all bodies corporate need to have and regularly review a long-term maintenance plan (LTMP). Furthermore, a body corporate with greater than 10 units, must have a LTMP forecasting maintenance for the next 30 years.

Despite the intentions of the Amendment Act, we know there are still many body corporate committees that just want to tick a box, file the plan in the bottom drawer and do as little as possible. We choose not to work with those committees.

The Solution

We choose to work with Body Corporate committees that appreciate the value of good asset management advice and the quality of our surveys and reporting which identify the broadest scope of maintenance, repair and replacement to all external and internal materials. Therefore, our reports set out the current condition of all the key building elements, supported by relevant photographs to help the committee members and owners understand our findings, and explain what needs to be done to each element to keep the building in a good state of repair.

We also work with independent building services engineers to survey and report on all the mechanical, electrical, plumbing, drainage, HVAC, fire alarms, sprinklers, lifts, TV, telecommunications, security and access control systems etc to ensure the full scope of maintenance, repair and replacement to all such elements are suitably covered the LTMP.

Finally, once the full scope of work is understood and planned out for the next 30 years, we work with an independent QS to estimate the present-day value of all the work forecast, to which we apply cost escalation as forecast by recognised industry indices to help ensure the Body Corporate raises sufficient funds to cover the actual cost of the work when it is required.
