Pre & Post Construction Condition Surveys

The Issue

In granting resource consent for civil works (such as stormwater drainage improvements or widening of state highways), Council typically require the contractor to ask the owners of adjacent properties if they would like an independent condition survey of their property before any civil work is started and again after the work is completed, to identify any damage arising from the works.

The Solution

For a variety of civil contractors working on projects across the greater Auckland region, we have undertaken non-invasive condition surveys of adjacent residential, commercial, industrial and public services buildings, recording their condition with photographs taken both from ground level and from our drone for the upper floors and roofs. Our photographic reports are supported by written reports which summarise the pre-construction condition and record any pre-existing cosmetic, serviceability or structural damage. Following completion of the works, we re-survey the buildings and update our reports to show the post-construction condition and identifying any cosmetic, serviceability or structural damage arising from the civil works, all in accordance with the resource consent conditions.
