The Issue
Some of the units on level 7 were experiencing water ingress due to leaking membranes to the balconies of some of the units on level 8. The Body Corporate wanted to complete the membrane refurbishment works with the least amount of disruption to the residents who remained in occupation during the works and the shortest period the residents of the level 8 units would need to vacate their units. The dual-listed heritage building was located in the heart of Auckland’s CBD and had no temporary parking facilities for contractors, deliveries or to position the crane required for lifting new materials to the roof and waste down to the street level. Therefore, access was going to need to be well-coordinated with Auckland Transport for the temporary closures of the public footpath and road at key stages throughout the refurbishment works.
The Solution
As project managers, we supported the client in the appointment of a fire engineer and structural engineer to compliment the architects already appointed and guided the team through the design development from concept to detailed design, through the building consent application process and then led a two-stage tender, shortlisting two contractors that best demonstrated their abilities to deliver the work in a safe and efficient manner on such a constrained site with the least impact on the residents. We then supported the client in interviewing the two contractors and, once they had selected a contractor, managed the contractors development of a detailed methodology for the delivery of the works and a corresponding programme showing all the key dates that needed to be coordinated with Auckland Transport, for the road and footpath closures, and the development of a range of options for changes to the design and specification to reduce time, cost or risk during the construction phase.
