The Issue
The building was around 20 years old, and the Body Corporate was aware of some isolated areas of external moisture ingress through the original fibre cement external cladding. The Body Corporate owners wanted to take the opportunity to modernise the external appearance whist replacing the direct fixed cladding with new, low maintenance cladding on a cavity.
The Solution
As building surveyors, we undertook a combination of invasive and non-invasive surveys to determine the extent of the issues that needed to be resolved, identifying a range of other defects the owners were unaware of.
As project managers, we helped the client assemble a team of consultants to design and obtain building consent for the external refurbishment works, along with obtaining updated estimates from a QS as the design progressed from concept, through developed and detailed design and ultimately the tender issue documents. Once building consent had been obtained, we led a two-stage procurement process to select a suitable contractor to deliver the refurbishment work, supporting the committee members with the evaluation of the tenders and interviewing the shortlisted parties.
We then acted as Contract Administrator through the refurbishment works, administering the work under the NZS3910 form of contract, with project-specific special conditions.
